Lease Terms

We offer standard 12 or 24-month lease agreements to provide stability for both tenants and property management. Shorter lease terms are not available. Any rental increases at renewal time, are waived as long as you remain current and don't default on your lease!

Rent and Payments

Lease is for $2550/month --- or you can opt for $3150/month with utilities included (take advantage of our 8GB Fiber Internet, water and sewer, electricity, etc). Pest control and grounds maintenance also provided by Landlord... so you can forget about paying utility bills!  * * As a reference... electric bill is approx. (300), water/sewer bill (150), Internet bill (150).


Rent is due on the 1st of each month and must be paid electronically through our secure website. We do not accept cash or mailed payments for any reason. A mandatory late fee will apply if rent is received after the 5th of the month. Tenants are responsible for covering all utilities, including electricity, water, internet (unless they choose the all-inclusive rate). The landlord covers yard maintenance and pest control, so you can focus on enjoying your home without the hassle.

Security Deposit

To protect the integrity of the property and ensure a smooth move-out process, we require a one-time security deposit equal to one month’s rent, due at lease signing. This deposit is fully refundable, provided the home is returned in good condition with no excessive damage beyond normal wear and tear. We believe in fairness and transparency, so tenants will receive a detailed itemization of any deductions, if applicable, within 30 days of move-out. Your security deposit gives us peace of mind—and gives you the assurance that your space will be well-maintained for years to come.

Pets

Pets are welcome at Lukas Southern Living LLC properties, but they must be approved in advance. A completed pet agreement form and a non-refundable pet fee ($150-200 per pet) are required before any pet is allowed on the premises. Additionally, a $20-25 monthly fee is required per pet. Tenants are responsible for any damage caused by their pets. This helps ensure the home remains clean and comfortable for future residents. We allow up to 3 dogs and up to 2 cats in the household.

Qualification Standards

At Lukas Southern Living LLC, we believe in providing quality homes to responsible tenants. We welcome all qualified applicants and follow Fair Housing laws closely. Our goal is to place respectful tenants who care for their homes and pay on time—so we can provide a safe, comfortable, and well-managed living environment for all.


To ensure a smooth rental experience, we screen all applicants based on total household income (usually 2.5 to 3x the monthly rent), credit history (usually FICO score 600+),  rental references, employment references, and background checks (no criminal record). Please know that all references will be independently verified. The application is considered as a WHOLE, meaning we look at the big picture, not one specific criteria to qualify or disqualify. Additional security deposit amounts may be required based on certain criteria deficiency.

Repairs and Maintenance

Repairs and maintenance are a shared responsibility. As the landlord, we will promptly handle any necessary repairs due to normal wear and tear or issues not caused by the tenant. However, damages resulting from negligence, misuse, or actions by the tenant or their guests will be the tenant’s financial responsibility. We encourage tenants to report maintenance concerns as soon as they arise to prevent further issues and ensure the property remains safe, functional, and in great condition for everyone.

Occupancy

Only the individuals listed on the lease are permitted to reside in the property. All other persons are considered guests and may stay no more than seven (7) consecutive days or a total of fourteen (14) days in any six-month period without prior written approval. Unauthorized occupants are a lease violation and may result in penalties or termination of the lease. This policy helps us maintain the safety, integrity, and comfort of the home for all parties.

HOA Rules

All tenants are required to comply with the Homeowners Association (HOA) rules and regulations applicable to the property. These may include guidelines on parking, noise, trash disposal, landscaping, and exterior appearances. Failure to follow HOA rules can result in fines or other actions, which will be the tenant’s responsibility. We expect all residents to respect the community standards to ensure a peaceful and well-maintained neighborhood for everyone.
